Lettings
Our full management fee is 8% + VAT of the monthly rent. We also charge a one-off marketing fee of £250 + VAT, which covers advertising, accompanied viewings, and tenant referencing. We also offer a tenant find only service — get in touch and we will talk you through the options with no obligation.
Yes. All private landlords in Scotland must be registered with their local council before renting out a property. It is a legal requirement and failure to register can result in a fine. We can advise you on the process if you are new to letting.
We advertise on Rightmove and other leading property portals, promote across social media, and draw on our database of applicants actively looking for a property. We also carry out accompanied viewings and keep you updated throughout the process.
A well-presented, correctly priced property in Glasgow can be let very quickly, sometimes within days. We will give you an honest view on timescales at your valuation and advise on pricing and presentation to minimise any void period.
We carry out thorough referencing on all prospective tenants, including credit checks, employment verification, and previous landlord references. We want to find you a tenant who will look after your property and pay their rent on time.
A Private Residential Tenancy (PRT) is the standard tenancy agreement for private lets in Scotland, introduced in December 2017. Unlike the old assured shorthold tenancy, it has no fixed end date. Both landlord and tenant can end it, but specific notice periods and grounds apply. We will explain exactly how it works before you let.
Yes, but under the Private Residential Tenancy in Scotland, you must use one of the legally specified grounds and give the correct notice period. We will guide you through the process properly to make sure everything is done by the book.
Rent arrears are taken seriously and we act quickly if payments are missed. We will contact the tenant on your behalf, follow the correct legal procedures, and advise you on your options at every stage. Having a good referencing process in place from the start is the best way to minimise this risk.
Scottish landlords have a range of legal obligations, including ensuring the property meets the Repairing Standard, having a valid EPC, fitting interlinked smoke and carbon monoxide alarms, protecting the tenant’s deposit in an approved scheme, and carrying out an annual gas safety check. We will make sure you are fully compliant.
In Scotland, all tenancy deposits must be lodged with a government-approved tenancy deposit scheme within 30 working days of the tenancy starting. We handle this on your behalf as part of our management service, giving you complete peace of mind.
Buying
Land and Buildings Transaction Tax (LBTT) is the Scottish equivalent of Stamp Duty. The amount you pay depends on the purchase price and whether you already own a property. If you are buying an additional property, an Additional Dwelling Supplement (ADS) of 8% applies on top of the standard LBTT rate. We can give you an estimate at your viewing or valuation.
In Scotland, offers are submitted in writing by your solicitor. You cannot make a binding offer yourself without legal representation. Your solicitor will submit a formal offer outlining the price, entry date, and any conditions. This is why having a solicitor in place before you start viewing is strongly recommended.
Yes. In Scotland, a solicitor is essential for buying a property. They will submit your offer, negotiate missives, carry out the legal searches, and handle the transfer of ownership. We recommend getting a solicitor in place before you start viewing so you are ready to move quickly when you find the right property.
A Home Report is a document that sellers in Scotland must provide before marketing their property. It contains a Single Survey (assessing the condition and value), an Energy Report, and a Property Questionnaire. As a buyer, you are entitled to request a copy, and your mortgage lender will usually accept it in place of their own valuation.
If a property attracts strong interest, the seller’s agent may set a closing date — a deadline by which all offers must be submitted. Your solicitor will advise on the best price to offer based on the Home Report value and comparable sales. The seller is not obliged to accept the highest offer, but it is usually the most competitive one that wins.
Once an offer is accepted, the legal process of concluding missives typically takes two to six weeks. The overall timeline from offer to settlement depends on both parties’ solicitors and any conditions attached to the sale. We will keep you informed throughout and do everything we can to keep things moving.
Once missives are concluded, the sale is legally binding for both parties. Your solicitor will carry out final searches, arrange for the funds to be in place, and prepare for the settlement date. On the day of settlement, the purchase price is transferred and you receive the keys to your new home.
Most mortgage lenders require a minimum deposit of 5% to 10% of the purchase price, though a larger deposit will usually give you access to better mortgage rates. If you are a cash buyer, no deposit is required. We can point you in the direction of a trusted mortgage broker if you need advice.
In addition to the purchase price, you should budget for LBTT, solicitor’s fees, mortgage arrangement fees, and a survey if required. If you are buying an additional property, the Additional Dwelling Supplement of 8% will also apply. We are happy to talk you through the likely costs at any stage.
It is possible but can be complex, as you may need bridging finance to cover the gap. Many buyers choose to sell first to avoid this. We can help coordinate both sides of the transaction if you are selling and buying through Roslea, making the process as smooth as possible.
Selling
Our sales fee is 0.8% + VAT of the agreed sale price. We also charge a one-off marketing fee of £350 + VAT, which covers professional photography, Rightmove and portal listings, and all marketing materials. All fees are agreed with you upfront — there are nothing hidden extras.
Yes. In Scotland, sellers are legally required to have a Home Report in place before marketing their property. This includes a Single Survey, an Energy Report, and a Property Questionnaire. We can point you in the right direction to get one organised quickly.
We carry out a free, no-obligation valuation at your property. We look at recent comparable sales in your area, the current market conditions, and the specific features of your home to give you an honest and accurate figure. We will never overvalue just to win your instruction.
Offers Over means you are inviting offers above a set price, which can generate competitive bidding and achieve a higher sale price. Fixed Price means you are selling at a set amount on a first come, first served basis. We will advise which approach suits your property and your circumstances.
This varies depending on the property, the price, and the market conditions. In a buoyant Glasgow market, well-priced properties can sell within days of going live. We will give you a realistic expectation at your valuation and keep you updated throughout.
Once an offer is accepted, your solicitor and the buyer’s solicitor will negotiate and conclude missives, which is the formal exchange of contracts in Scotland. We will keep you updated at every stage and liaise with all parties to keep things moving smoothly.
Yes. In Scotland, a solicitor handles the legal side of the sale, including concluding missives and transferring ownership. We work closely with a number of trusted local solicitors and can recommend one if you do not already have someone in mind.
Yes. Your mortgage is simply repaid from the sale proceeds on the day of settlement. Your solicitor will handle this as part of the transaction. If you are buying a new property at the same time, we can help coordinate the timing to make the process as seamless as possible.
We list your property on Rightmove and other key portals, promote it across social media, and draw on our database of active buyers. We also arrange professional photography to make sure your home looks its absolute best from day one.
A missive is the formal contract between buyer and seller in Scottish property law. Once missives are concluded, the sale is legally binding for both parties. Your solicitor will handle the missive process and keep you informed as each stage is agreed.
